Neil is a pioneer in the Food Related Industrial Building (“FRIB”) space. Provender Partners was the first firm founded on and exclusive to FRIB. He is responsible for the overall operations and long-range planning for the firm, including writing and verbalizing strategy internally and to outside investors. Under his leadership Provender has grown to be the largest FRIB investor/ operator in the country.

Through the course of his career, Neil has recorded a strong track record in hundreds of transactions over several billion in investments and has been an active investor and manager in Industrial, Office, R&D and Retail assets throughout the United States.

Prior to founding Provender Partners, Neil opened and managed the Northern California office for Westcore Properties where he successfully invested over $2 billion in Industrial, R&D and office properties. Neil also served as Vice President, Capital Markets Group for AEW Capital Management where he was responsible for West Coast dispositions and financings that included both brokered and direct transactions.

Neil is a Business Finance graduate of California State University, Fullerton. When Neil is not at work, he enjoys spending time with his wife and three children, golf, track driving and is an avid fly fisherman.

Miles J. McClain

Miles primary responsibility is the company’s financing activities, in addition to that Miles leads Purchase and Sale Agreement negotiations, title review, corporate administration and risk management. He brings experience gained from more than 16 years of real estate experience covering all asset classes and stages of development and uses this experience to the betterment of all stakeholders.

Previously, Miles was the Finance Manager for ColRich, a private home builder located in San Diego, CA. There he managed the development budgets, cash flows and business plans for all active ‘for-sale’ development and entitlement projects. Prior to that he was a Relationship Manager and Underwriter at Sabal Financial in their construction lending division where he was responsible for managing all home builder relationships in California. In addition, Miles has held Asset and Project Management positions for iStar in their Newport Beach office, Highpointe Communities, and TriMont Real Estate Advisors.

Miles graduated with a B.B.A. in Management Information Systems from the University of Iowa and earned an M.B.A from the University Southern California. Miles enjoys spending time with his wife and two children, working on classic cars and biking.

For more than 30 years, Joy has worked with Highridge Partners, a successful real estate firm, providing expert financial reporting, cash management, and tax planning services. Additionally, for the last decade, she has worked with Provender Partners, where she has played a key role in setting up the accounting systems, financial reporting, and dispositions.

Joy’s expertise extends to real estate taxation and financial risk management, where she has developed a deep understanding of the complexities of tax planning and asset management. She is highly proficient in a variety of accounting software applications, ensuring that her clients receive accurate, actionable financial insights.

Outside of her professional life, Joy enjoys spending time with her husband, daughters, and their Australian Labradoodle. An avid golfer and she also enjoys dedicating time to study and personal development.

Eddie is very involved with acquisitions, leasing, and dispositions. He is “front-line” in evaluating potential acquisitions and new and renewing leases. Eddie works closely with the finance department in developing financial models and assessing their viability before presenting to senior management and potential investors.

Eddie received his B.S. of Business Administration in Financial Management from Cal Poly San Luis Obispo’s Orfalea College of Business. He previously worked with a prominent development company as an assistant project manager on multiple real estate development projects throughout Southern California.

Outside of the office, Eddie is passionate about travel and enjoys spending time on the golf course and with friends and family.

Justin’s primary responsibilities are physical due diligence on acquisitions and project construction management. Justin brings his 20+ years of experience in the architectural, engineering, and construction industry with expertise in commercial real estate, tenant improvement, big box, retail, restaurant, and industrial type projects. Over the years, he has accumulated the skills and tools to lead teams and deliver a quality product. From conceptual design to project closeout, his experience has taught him how to manage and perform at a high level through open and direct communication, leadership, and example, which allows him and his team to complete projects on time and within budget. In addition, his ability to adapt and manage multiple roles and responsibilities makes him a great asset.

Justin was previously Director of Project and Construction Management at Amor Architectural Corporation. He managed two studio production teams while personally managing FedEx’s Ship Center remodel and rebranding program for over 700 locations. He also worked on numerous commercial remodel and roll-out programs with Wendy’s, Burgerim, Xponential Fitness, H&M, and Fresh and Easy. His ground-up project experience with The Home Depot and Rite Aid’s new build programs totals over 5,000,000 sq. ft. of completed project space. Justin enjoys spending time with his family and coaching his kids in their different extracurricular activities.

Andrea L. Lopez

VP of Operations


Andrea has over 15 years of experience in the real estate industry, and has worked closely with top level executives, assisting in the completion of nearly $1 billion in acquisitions and dispositions. Additionally, she has served as the bookkeeper at both the corporate and property entity levels.

Over the course of her career, Andrea has worked with various product types including Multi-family Residential, Commercial, and Single Family Residential, in the different stages of development, investment, rehabilitation and operation.

Andrea serves as VP of Operations and oversees the daily operations of the office, as well as assisting with acquisitions, dispositions, and marketing as needed. Andrea enjoys painting and fly fishing in her spare time.

Raymond V. Thuong

Raymond V. Thuong

VP of Finance


Ray works closely with the acquisitions, finance and asset management teams and is responsible for the preparation and interpretation of cash flows and returns. He is heavily involved throughout the underwriting process, providing insight and meaningful analysis that are critical to making investment decisions.

Ray previously held positions in FP&A where he developed and maintained complex financial models used for reporting and forecasting.

He graduated from California State University, Fullerton with a B.A. in Business Finance. When not at work, Ray enjoys playing golf, and trail running with his Belgian Malinois.

Grant’s primary responsibility is optimizing the performance of the firm’s investments. Grant works with internal teams, investors, and third-party service providers to implement our strategic plans to maximize value and ensure operational efficiency across the portfolio. In addition, Grant heads up tenant relations and the firm’s risk management program.

Before joining Provender Partners, Grant worked in Greater China for five years in various finance and operations roles. Previously, he was a manager at a merchant banking and consulting firm focused on US-China cross-border businesses and strategic transactions and assisting US companies in selling products and services into the Chinese market. Prior to that, he held finance & strategy roles at various tech startups in Shanghai.

Grant graduated with a B.B.A. in Finance from Southern Methodist University and earned a graduate certificate in Mandarin Chinese from National Taiwan University’s ICLP Program. Outside of the office, Grant enjoys playing golf, snowboarding and hunting with friends and family.

When the company was founded in 2014, we formed a partnership with Apollo Global Real Estate and were capitalized with $250 MILLION OF EQUITY CAPITAL.

We recently finalized partnerships with Cerberus Capital Management and StepStone Real Estate Group providing over $500 MILLION of equity capital focused on building a MULTI-BILLION DOLLAR cold storage and processing portfolio in the US.

Since inception, we have acquired 37 properties totaling approximately $950 MILLION and more than eight and a half million square feet.

According to CoStar, since our inception, we are the #1 INVESTOR / OPERATOR OF FRIB, the #1 in volume of leasing with over 6.5 million square feet, and the #1 seller of assets totaling $711 MILLION.
